Real estate commissions were designed for a world without the internet. Before online search, before digital records, before instant communication, agents provided something genuinely difficult to replace, access. Access to listings, access to buyers, access to the transaction process itself.

That world no longer exists. The information is public. The tools are available. The connections can be made directly. What has not changed is the commission which is still 5 to 6 percent of your home's value, paid at closing, whether the agent spent six months on your sale or six days.

NestMatcher was built on a straightforward observation: the part that still requires a human is the connection between a specific buyer and a specific seller. Everything else, the search, the criteria matching, the private introduction. Software can do better, faster, and for a fraction of the cost.

What We Do

We are a private matching platform. Sellers submit their property criteria. Buyers submit their buying criteria. Our algorithm compares the two privately and notifies both parties by email when there is genuine overlap. No public listing. No strangers browsing your address on Zillow. No cold inquiries from unqualified buyers. Just a private introduction between two people who have already indicated they are looking for exactly what the other has.

Before any contact details are shared, both parties complete identity verification. After that, NestMatcher steps back entirely. The conversation, the negotiation, and the transaction belong to the buyer and the seller. We are not a broker. We do not represent either party. We do not negotiate, advise, or participate in the transaction in any way.

We also understand that for many buyers and sellers, a home is more than square footage and a price point. It is about community. Proximity to a synagogue, a school, a neighborhood that feels familiar. NestMatcher's optional community fit fields let buyers and sellers privately express what matters to them about where they live, so that when a match is made it goes beyond the basics.

We also know that buying or selling without an agent can feel unfamiliar. That is why NestMatcher offers a free Education Hub, a growing library of articles and guides covering every step of the process, from pricing your home to navigating closing. Everything you need to feel confident going it alone, in one place.

And when you are ready to bring in the professionals you choose, whether that is an attorney, a home inspector, a mortgage broker, or a title company, our Professional Directory lists verified licensed professionals in every category across New York, New Jersey, and Florida. No pressure, no referral fees, no conflicts of interest. Just a curated list of professionals who are there when you need them.

Where We Operate

NestMatcher is currently available to home buyers and sellers in New York, New Jersey, and Florida. We chose these three states for our launch because of the strong concentration of direct-transaction buyers and sellers, the active real estate markets, and the communities we are honored to serve there. Expansion to additional states is planned. Our goal is to make direct home buying and selling available nationwide.

Who We Serve

NestMatcher is open to any home buyer or seller in our current service states who wants to transact directly, regardless of background, community, or religion.

We also built something specific for Orthodox Jewish families. Optional community proximity fields that let buyers and sellers specify synagogue walking distance, community type, and Jewish school proximity. For families where these details are as important as price and bedrooms, no other platform handles this.

For families of all backgrounds, we also offer an optional public school proximity field, because for many buyers with school-age children, walking distance to a good local school is just as important as the number of bedrooms.

All community fields are completely optional and never affect matching for users who leave them blank. Every NestMatcher feature works exactly the same way regardless of background.

What We Are Not

We are not a listing service. Your property will not appear on Zillow, Redfin, or any public database.

We are not a real estate broker or agent. We hold no real estate license and represent no one.

We are not a negotiation service. Everything after the introduction is between you and the other party.

We are not free for sellers. There is a one-time $100 flat fee to list. Buyers always pay nothing.

We are not a national platform yet, but we are working on it.

The Belief Behind It

Most agent fees pay for two things: marketing exposure and transaction coordination. Marketing exposure is solved by the internet. Transaction coordination is handled by attorneys, title companies, and inspectors who you hire and pay directly regardless of whether an agent is involved.

What remains is the introduction: connecting the right buyer with the right seller, privately and safely. That is exactly what NestMatcher does. For one hundred dollars on the seller side and completely free on the buyer side.

We believe the people on both sides of a real estate transaction are capable adults who can negotiate directly, choose their own professionals, and close a deal without paying tens of thousands of dollars for the privilege. NestMatcher exists to give them that option.
