Sign up with your email or continue with Google or Facebook. You'll confirm your state of residence and agree to our Terms of Service, Privacy Policy, and identity verification consent. Takes less than two minutes.

Submit Your Property Criteria
Fill out a simple form describing your property: location, asking price, property type, bedrooms, bathrooms, and any features that matter. Everything beyond the basics is optional. The more detail you share, the better your matches. You can save and return to the form at any time, and your listing is fully editable after submission.

Pay the $100 Flat Fee
After submitting your criteria, pay a one-time flat fee of $100. This is the only fee NestMatcher ever charges you. No commission. No percentage of your sale. No hidden costs. Your listing is activated in the matching system immediately after payment.

Receive Match Emails
When a buyer's criteria aligns with your listing, you receive an email with a summary of their buying criteria: what they're looking for, their budget, their timeline, and any community preferences. You'll also see a match strength indicator. No action required until you see a match you're interested in.

Connect Directly
Once both parties are verified, you receive the buyer's name and email address. From that point forward everything is between you and the buyer. NestMatcher's role ends here. You negotiate directly, arrange showings on your own terms, and handle the transaction with whatever professional help you choose.
Your listing stays active as long as your home is available. Every 90 days we'll send a quick check-in email to confirm it's still active. One click keeps it live. When your home sells, simply mark it as sold from your dashboard.

Describe what you're looking for: target location, price range, property type, minimum bedrooms, and any features that matter to you. Everything beyond the essentials is optional. You can be as specific or as flexible as you like. The more you share the better your matches, but even a simple profile will start generating results.

Receive Match Emails
When a seller's property criteria aligns with what you submitted, you receive an email with a summary of their property: location area, asking price, property type, bedrooms, features, condition, timeline, and any community criteria. No action required until you see something you're interested in.

Complete Identity Verification
When you want to connect with a match, both you and the seller complete identity verification through Stripe Identity. Same process as sellers, government-issued photo ID, takes about two minutes. Required before contact details are shared.

Connect Directly
Once both parties are verified, you receive the seller's name and email. Contact them directly, arrange a showing on your own terms, and take things from there. NestMatcher's role ends here.
Buying on NestMatcher is completely free. There are no buyer fees, no commissions, and no obligation to proceed with any match. Update your criteria or deactivate your profile at any time from your dashboard.
How We Find Your Match
When you submit your criteria, whether you're a seller or a buyer, our system immediately compares your submission against every active profile on the other side. We look at location, price, property type, and bedroom count as the foundation of every match. From there, additional criteria like features, timeline, financing preference, and community proximity all contribute to your match strength score.
We intentionally keep the algorithm flexible. A partial match is still a match worth knowing about, especially in a market where flexibility on both sides often leads to the best deals. You'll see a match strength indicator in every match email so you can judge relevance for yourself.

About Identity Verification
What It Is
Before we share anyone's contact details, both parties must verify their identity using a government-issued photo ID through Stripe Identity, the same verification technology used by major financial platforms. The process takes about two minutes and is done entirely within the platform.
What It Does and Doesn't Mean
Verification confirms that an identity-confirmed user is behind the account. It supports accountability that anonymous platforms don't have. It does not constitute a background check or criminal record check. We're honest about that. Identity verification reduces risk but does not eliminate it. That's why we also provide safety guidance for every in-person meeting. Verification supports accountability but does not guarantee identity, conduct, or safety.
After the Match, What's Next
Once contact details are exchanged, the transaction is entirely in your hands. NestMatcher's role is complete. Here's what typically happens next in a direct buyer-seller transaction:
- 1Introductory conversation
Buyer and seller connect by email or phone to confirm mutual interest and arrange a showing.
- 2Property showing
Seller shows the property directly to the buyer. Review our Safety Guidelines before any in-person meeting.
- 3Offer and negotiation
Buyer and seller negotiate directly. We strongly recommend both parties engage a real estate attorney at this stage, particularly in New York and New Jersey where attorney involvement is standard practice.
- 4Attorney review and contract
A real estate attorney drafts or reviews the purchase contract. In New Jersey there is a standard 3-day attorney review period after contract signing.
- 5Inspections and due diligence
Buyer arranges a home inspection. Seller arranges any required disclosures. Both parties complete their due diligence obligations.
- 6Title search and closing
A title company performs a title search and coordinates closing. Title searches, title insurance, and closing coordination required for every transaction.
- 7Keys exchanged
Closing is complete. The home changes hands.
The professionals you'll need, all in one place
NestMatcher maintains a directory of license-verified independent professionals across New York, New Jersey, and Florida: real estate attorneys, home inspectors, mortgage brokers, title companies, appraisers, photographers, and stagers. Every listed provider has submitted proof of current licensure. You're never obligated to use any listed provider. They're there if you want them.
