After a match you connect directly with the seller and choose your own professionals: attorney, inspector, and title company. Just like any standard home purchase. NestMatcher gives you the introduction. Everything after that is between you and the seller.

Be Specific Where It Matters

The more specific you are about the things that truly matter: your target neighborhood, your must-have features, and your community preferences. The more relevant your matches will be. If you're open on something, leave it flexible. The algorithm rewards specificity on your real priorities.

Keep Your Profile Current

If your budget, target area, or timeline changes, update your profile. Your criteria are matched against new seller listings every day. An outdated profile means missed matches. It takes 60 seconds to update from your dashboard.

Post Early, Even If You're Not Ready Yet

You don't need to be ready to buy right now to benefit from NestMatcher. Post your criteria early and start receiving matches. By the time you're ready to move you'll already know what's out there. Sellers who see your timeline will know yours. You can also create multiple buyer profiles if you are searching in different locations or with different criteria, for example a primary residence search and an investment property search. Each profile is free and runs independently in the matching system.

Q: Do I need a real estate agent to use NestMatcher?

A: No. NestMatcher is designed for direct buyer-seller transactions without agents. That said, nothing stops you from also working with an agent if you want to. Just be aware that if you sign an exclusive buyer's agent agreement, that agreement may require you to work through your agent for any purchase. If you haven't signed an exclusive agreement you're free to pursue matches directly. Our Education Hub explains buyer's agent agreements in detail.

Q: How is this different from just searching on Zillow?

A: On Zillow you browse a public database of listed homes. On NestMatcher there is no public database to browse. That's the point. NestMatcher sellers may have chosen not to list publicly. You're accessing a more exclusive pool of motivated sellers you won't find through traditional search. The match comes to you based on your criteria rather than you hunting through thousands of listings.

Q: What happens after I get a match email?

A: You review the seller's criteria summary in the match email. If it looks interesting, you complete identity verification (a quick 2-minute government ID check). Once both you and the seller are verified, you receive each other's contact details and take things from there. NestMatcher's role ends at that point. Everything from showing to negotiation to closing is between you and the seller directly.

Q: Do I need to be pre-approved for a mortgage?

A: You don't need pre-approval to post your buying criteria or receive match emails. But we strongly recommend getting pre-approved before reaching out to any seller, because sellers will almost certainly ask. A pre-approval letter shows you're a serious, qualified buyer and puts you in a much stronger position. Our Education Hub has a full guide on how pre-approval works.

Q: Do I need a real estate attorney as a buyer?

A: NestMatcher encourages all buyers to consider engaging a real estate attorney, particularly in New York and New Jersey where attorney review of the purchase contract is standard practice. In New Jersey there is a standard 3 business-day attorney review period after a contract is signed during which either party's attorney can propose modifications or cancel. In New York attorneys are customarily involved from the contract stage. In Florida a title company typically manages the closing though having your own attorney review documents before signing is advisable. Going Direct? What to Know

Buying without an agent means more responsibility on your end, but it also means more control, more transparency, and no commission dynamic affecting the process. When you work through an agent, that agent has a financial stake in the transaction closing. When you work directly, the only thing driving the deal forward is your genuine interest.

That said, there are things a buyer's agent does that are genuinely valuable, particularly reviewing contracts and understanding local market conditions. NestMatcher encourages all buyers to consider engaging a real estate attorney to review contracts and advise on the purchase. In New York and New Jersey this is standard practice even in agent-assisted transactions. In Florida a title company or attorney typically manages the closing. The cost of an attorney is modest compared to the cost of a mistake in a large transaction.

Community Matters Here

NestMatcher includes optional community criteria fields that matter to many of our users. Buyers can specify whether walking distance to a synagogue is important to them, and if so, which community type: Modern Orthodox, Yeshivish, Chassidish, Sephardic, and Chabad. Buyers can also indicate whether proximity to a Jewish day school or yeshiva matters. Buyers can also indicate whether proximity to a local public school matters to their search, a field available to families of all backgrounds. When both you and a seller have specified matching community criteria, the match score reflects that alignment. These fields are entirely optional. Your criteria, your priorities.
